The applicant is requesting a Minor Coastal Development Permit to authorize the construction and maintenance of a new, two story, 30 foot high, 3,230 sq. ft. single family residence with attached 345 sq. ft. garage, retaining walls, septic system, required fire department turnaround, 1,269 cu. yds. of grading, and the removal of one Oak tree in the R-C-10,000 (Rural Coastal) Zone and within H-3 and H-1 Buffer Zone Habitat categories. The project is within the Fernwood Rural Village, an existing residential area with neighboring residences to the north, east, and west. Pursuant to Section 22.44.860.A.2, a Minor CDP is required for the development of a principal permitted use where the provisions of Section 22.44.940.A do not apply.
